With a background in engineering and being a "numbers" person, I want to tackle real estate from a different perspective.  Currently I use a program through Microsoft Excel that helps me to create a "Real Estate Review" of any property.  From the created Review I am able to get a better visual perspective of what the market trends are for the property in question.  I can look at average days to contract, average price sold, valuable comparable properties in the market, absorption rate, along with several others.  While most real estate agents use a "comparative method" to determine the pricing structure of a property, this Review is able to take pricing to another level by factoring in timing, momentum, and competition to better match the reality of the real estate market.

What Does All Of This Mean?

I believe that a property does not have a "certain value" but rather can sell for a range of values, depending on several factors including the marketing behind a property (pictures, staging, online presence, etc.), scarcity in the market, defining property characteristics, owners timeframe to selling, along with others.  By using a Real Estate Review, property owners are not leaving the price of their property up to the opinion of a "trusted agent", what they feel like their property is worth, or even MY opinion of what the property's value is. Rather the value of the property is determined by the market itself!  Take all of the guess work out of "how's the market doing" or "how much do you think my house will sell for?" and get a Review created for your property and let the market decide what the price of your investment is worth!
